2021: A Year in Review

2021 marks the 70th year of this company which inspired the rebranding of Corcoran Management Company into John M. Corcoran & Company. The One Company Committee worked extremely hard this year in the effort to merge management and development into one entity. Employees across the company enjoyed the reveal of our new corporate identity by smashing chocolate bombs to discover a sweet surprise with the new company logo inside. 

Although we are excited to see what the new year will bring, we are also happy to look back on all of our accomplishments in 2021.

The Transition to Online Training

John M. Corcoran & Company launched the company-wide online training program from Edge2Learn which has been very effective for all of our new and existing employees. Edge2Learn has proven to be particularly helpful for new leasing consultants to learn some skills before they experience in-person training. The Edge2Learn platform is extremely engaging with interactive features that make learning easy and enjoyable.

2021 Lease Ups  

Millside at Heritage Park

John M. Corcoran & Company's first experience with a 55-and-over community has already proven to be a success. Lease up began in June for Millside at Heritage Park and it is already 93% leased. We made it easy for prospects to navigate our website and to get a feel for this community through the photo gallery, virtual tours to step into our lobby and fitness center, and a video of our model apartment to see how they can call Millside home. This property features spacious one and two bedroom apartments as well as luxurious amenities. Located near a serene river and walking trails, living at Millside feels like a constant breath of fresh air.

One Wall Street

One Wall Street was a remarkable success as it only took six months to reach stabilization thanks to the incredible leasing and managing staff on-site. Boston and Providence are easily accessible by car or public transportation as One Wall Street is located right next to the commuter rail. This modern community has chic one and two bedroom apartment homes featuring open concept kitchens with breakfast islands, stainless steel appliances, and wood-style planking for hosting your own gourmet dinners. Hit the heart of Downtown Attleboro in minutes to visit several local restaurants and shops all within a mile of home. One Wall Street lets you experience the hustle and bustle of city life while giving you the perfect place to return home to so you can kick back and relax.

Acquisitions

The Stō

John M. Corcoran & Company acquired Taj Estates and renamed it The Stō in 2021. Subsequently, the exterior siding has been replaced and a new clubhouse is currently in the works. We are looking forward to the Spring as there will be further improvements to the outdoor amenities with outdoor firepits and lawn games for residents to enjoy during the Summer months.

Munroe Place Apartments

We also recently acquired Munroe Place Apartments located in Quincy, MA. This is a great building conveniently located near public transportation right out the back door and it is steps away from Quincy Center. John M. Corcoran & Company is already in the process of making renovations to amenity spaces in addition to updating apartment homes.

Sustainability Achievements

John M. Corcoran & Company continues to implement sustainability efforts across the portfolio. Energy conservation is a top priority with the installation of High Efficiency BoilersLED lighting and Low Flow Water Fixtures in our apartment homes. We have also made substantial efforts to achieve LEED and Energy Star Certifications across the portfolio to make our apartment homes not only more eco-friendly, but also more cost effective for our residents.

The Return of Resident Events

The properties were excited to get back into the swing of hosting resident events this year. From movie nights, themed contests, and Holiday parties to puppy pool parties, all of our residents and staff were delighted to be together and to enjoy each other's company. A big round of applause goes out to our leasing and maintenance teams who always go above and beyond to provide the best living experience for our residents with their exceptional efforts on a daily basis.

Philanthropic Efforts

Charitable giving has always been a core element of this company thanks to our founders, John M. Corcoran and P. Leo Corcoran. John M. Corcoran & Company continues to support Caritas Communities at the annual gala. This organization was founded by P. Leo Corcoran and it aids in the effort to prevent and reduce homelessness by providing affordable housing. The spirit of giving back continues well into the seventieth year of this company with food, coat, and toy drives throughout the Holiday season to collect donations for local charities.

Educating and Appreciating Our Staff

We were happy to return to Kimball Farms this year for our company-wide outing as a day of appreciation for all of our employees. Staff got to enjoy a beautiful day spent outside playing games, feasting, and connecting with one another.

John M. Corcoran & Company is known for its award-winning management that continues to improve more and more each year. Managers had the opportunity to gather at the Four Points by Sheraton to review past, present, and future efforts across the company. Managers learned about different strategies and tactics in breakout sessions to improve their workplace environments and they were left inspired after listening to our guest speaker, Connie Podesta, who provided some key advice to everyone.

Looking Forward to Feelin '22!

John M. Corcoran & Company has made a tremendous amount of accomplishments despite the many challenges that 2021 threw at us. The success of this company lies in our incredible staff who work tirelessly to provide outstanding service everyday. 

Thank you to all of our employees who make this such a wonderful company to be a part of and contribute to the growth that would make our founders, John and Leo, so proud.  

Although this officially brings 2021 to a close we look forward to kicking off 2022 and experiencing all the prosperity that it will bring.
